Hi this is Paul Maggiore, Maggiore inspections, thanks for watching this short video. I’m in between inspections and I have a little time to spare. I was sitting here thinking about yesterday. I had a client and we got to talking about why they were having it inspected. She made the comment, “I’m not sure why we’re really having the inspection because you know we’ll just lose our deposit anyway if we back out”. That’s when I had to have a conversation with her. She didn’t quite understand the process that if an inspection does reveal something that changes your opinion of the property, affects how you value the property, then you’re afforded the opportunity to withdrawal or back out of the contract. That’s very important because sometimes a home could be quite a bit different than what you thought it was. And I know here, and in my experience, most contracts to buy a home include an inspection contingency period. Where you are afforded for example, say 10 days, with a right to inspect the property. So you can hire somebody like Maggiore inspections to come in, perform a home inspection, provide you with the report, and if for just about any reason you decide, “hey this house isn’t what I thought it was”, then you can decide to not buy property and you will be given back your deposit money. That’s the main reason. You want to make sure you’re not buying a Money Pit. That is money well-spent! In a lot of other cases people end up buying a home even if a house is contracted “AS IS” and the Home Inspection reveals something significant, something that’s going to cost good money to fix. Their agent goes back to the seller’s agent and they open the negotiation, they come to terms somewhere where they can both agree on, and the person does by the house. In those cases a home inspection pays for itself a hundred times over in some cases, or ten times over would be a better example. If you’re spending $400 to $500 on a home inspection and it brings up an issue that costs between $5,000 or $10,000 to repair, let’s just say it’s $10,000, well that’s really paid for itself, and most people, or a lot of people understand that.
